Ontario Snow Loads for Steel Buildings by Region
The Ontario Building Code sets a ground snow load for every location. It ranges from 0.8 kPa in Windsor and 0.9 kPa in downtown Toronto to 3.1 kPa in Timmins, almost four times higher.
That is why there is no single “Ontario steel building”. A kit priced for the GTA is not automatically right for Ottawa, Barrie or the North. Every Tower building is engineered for the snow, wind and Building Code requirements of its exact site.
| Location | Snow load Ss | Wind 1/50 | Jan. design temp |
|---|---|---|---|
| Windsor | 0.8 kPa | 0.47 kPa | −16 °C |
| Toronto (City Hall) | 0.9 kPa | 0.44 kPa | −18 °C |
| St. Catharines | 1.0 kPa | 0.46 kPa | −16 °C |
| London | 1.9 kPa | 0.47 kPa | −18 °C |
| Kitchener | 2.0 kPa | 0.37 kPa | −19 °C |
| Kingston | 2.1 kPa | 0.47 kPa | −22 °C |
| Ottawa (City Hall) | 2.4 kPa | 0.41 kPa | −25 °C |
| Barrie | 2.5 kPa | 0.36 kPa | −24 °C |
| Sudbury | 2.5 kPa | 0.46 kPa | −28 °C |
| Thunder Bay | 2.9 kPa | 0.39 kPa | −31 °C |
| Timmins | 3.1 kPa | 0.35 kPa | −34 °C |

Steel Building Permits in Ontario
The Ontario Building Code applies across the province, but each municipality issues its own building permits and sets its own zoning rules. Most steel garages, workshops and larger buildings need a permit.
Check local zoning
Your municipality’s zoning by-law sets permitted use, lot coverage, height and setbacks. These limits apply even when no permit is needed.
Know the local size limit
Permit thresholds differ. Toronto, Barrie and Sudbury require one for garages over 10 m² (108 sq ft); Chatham-Kent for any new building over 15 m².
Prepare engineered drawings
Tower provides building and foundation drawings stamped by a licensed Ontario engineer, designed for your site’s loads.
Check other approvals
Lots near lakes, rivers or wetlands may need conservation authority approval before the municipality will accept your application.
Each city page above links to that municipality’s own permit rules. For a province-wide overview, see our Ontario steel building permit guide.
Steel Building Prices in Ontario
For early planning, these are our current Ontario ranges for the steel building package. Foundation, erection and site work are extra, and your site’s snow and wind loads can affect the final number.
Larger commercial, industrial and farm buildings.
Size starts to bring the cost per square foot down.
Smaller buildings cost more per square foot.
Your price depends on size, height, snow and wind loads, doors, insulation, finishes, foundation and delivery. Read the Ontario steel building cost guide or get a project-specific quote.

Frequently Asked Questions
Ontario Steel Building FAQ
Have a project-specific question? The fastest answer is often a free quote request.
1. Do I need a building permit for a steel building in Ontario?
Usually, yes. Each Ontario municipality issues its own building permits under the Ontario Building Code. Many require a permit for garages and accessory buildings over 10 m² (108 sq ft), and others start at 15 m². Our city pages list the local rules, and Tower provides engineer-stamped drawings for your application.
2. How much does a steel building cost per square foot in Ontario?
For early planning, our Ontario ranges for the steel building package are about $30–$45 per sq ft for small garages and workshops, $25–$35 for mid-size buildings and $20–$30 for large buildings. Foundation, erection and site work are extra. See our Ontario cost guide.
3. Do you deliver steel buildings across Ontario?
Yes. Tower supplies steel buildings across Ontario, with projects from Windsor and Niagara to Ottawa, Sudbury and Kapuskasing.
4. Why do snow loads matter for an Ontario steel building?
The Ontario Building Code ground snow load ranges from 0.8 kPa in Windsor to 3.1 kPa in Timmins. A building has to be engineered for the load at its own site, so a kit designed for one region is not automatically right for another.
5. Are your steel buildings made in Ontario?
Yes. Tower Steel Buildings has its own factory in Ontario and in-house engineering, and supplies CSA A660 certified steel buildings.
6. Can I buy a kit only, or do you offer full service?
Both. You can buy a kit with delivery and use your own contractor, or add engineering, foundation, erection and permit support.
7. How quickly can I get a quote?
Share your size, location and how you will use the building, and we will send a project-specific quote within 24 hours.
