Toronto and GTA Snow and Wind Loads
Downtown Toronto has one of the lowest ground snow loads in Ontario at 0.9 kPa. Move north and it more than doubles: Newmarket is 2.0 kPa and Caledon 2.2 kPa. Near the lake, wind matters more, with Scarborough at 0.47 kPa.
A building engineered for a downtown site is not automatically right for King, Caledon or Uxbridge. Every Tower building is engineered for the loads at its exact address.

Building Permits for Steel Buildings in Toronto
In Toronto, a detached garage, workshop or other accessory structure larger than 10 m² (107 sq ft) needs a building permit. Commercial and industrial buildings always do.
Zoning first
Every building must meet the Zoning By-law, even when no permit is needed. Confirm permitted use, coverage, height and setbacks early, along with site plan control for larger sites.
Attached or plumbed
An accessory structure attached to an existing building, or one with plumbing, needs a permit at any size. A change of use needs a permit even without construction.
Prepare the drawings
Toronto Building asks for a scaled site plan with a zoning summary, plus floor plans, elevations, sections and slab details. Tower supplies engineer-sealed building and foundation drawings.

Detached garages and similar buildings are submitted as PDFs through Toronto Building’s online application intake. The City also offers a voluntary pre-check tool before you submit.
