Snow, wind & cold

Kingston Snow and Wind Loads for Steel Buildings

The Ontario Building Code gives Kingston a ground snow load of 2.1 kPa, more than double Toronto’s 0.9 kPa, and a 0.47 kPa design wind pressure from its position on Lake Ontario. Picton, in Prince Edward County, is windier still at 0.49 kPa.

Inland, Perth reaches 2.3 kPa of snow and a −25 °C design temperature. Every Tower building is engineered for the snow, wind and Building Code requirements of its exact site.

Permits & process

Permits and Building Process in Kingston Ontario

In Kingston, building a garage needs a permit. Other accessory buildings need one when they are over 15 m² (161 sq ft), or over 10 m² (108 sq ft) with plumbing.

  1. Check zoning first

Even exempt buildings must meet the zoning by-law. Lots near the lake, rivers or wetlands may also need Cataraqui Conservation review.

  2. Get engineered drawings

Tower provides building and foundation drawings stamped by a licensed Ontario engineer for your application.

  3. Apply through DASH

The City accepts applications online through DASH, or in person at 1211 John Counter Boulevard.

  4. Book inspections

Request inspections through DASH with at least 24 hours’ notice. The inspection cost is included in the permit fee.

Based on the City of Kingston’s building permits page. Confirm current requirements with the City before you apply, or see our Ontario permit guide.

Caesar and his crew Julio and Michael were outstanding. They are hardworking and quite skillful in their craft. Kayden was also quite a delight to work with too. The employee at Tower Steel Buildings is what makes the company great, the upper management should take note.

I purchased a steel building from Tower Steel and was really glad I did. Every other company had sales reps that hounded me down, constantly came back with different pricing, selling me on buildings I didnt even want. Not with Tower Steel. The Sales Rep was very knowledgeable, they ensured the design was what I wanted, and being a Canadian company, their price in comparison was SIGNIFICANTLY lower than some of the competitors. If you're looking for a steel building that lasts forever, look no further. Guy the owner really looks to take care of his clients. Thanks Tower Steel Buildings!

Kevin responded super fast and actually listened to what I wanted, not just trying to make a sale. No pressure at all. My building looks awesome and my neighbours are jealous!

Wasn’t sure about ordering a metal building online, but Danielle at Tower made it so easy. She answered all my silly questions without making me feel rushed, got me a good deal on a 40x60 for my equipment storage, and even followed up after delivery to make sure everything was okay. Super impressed with the service and quality. Definitely telling my buddies about this company!

Frequently Asked Questions

Kingston Steel Building FAQ

Have a project-specific question? The fastest answer is often a free quote request.

Get My Kingston Quote

1. Do I need a permit for a steel garage in Kingston?

Yes. The City of Kingston requires a permit to build a garage. Other accessory buildings need one when they are over 15 m² (161 sq ft), or over 10 m² (108 sq ft) with plumbing. You can apply online through DASH.

2. What is the cost per square foot for a steel building?

For early planning, our Ontario ranges for the steel building package are about $30–$45 per sq ft for small garages and workshops, $25–$35 for mid-size buildings and $20–$30 for large buildings. Foundation, erection and site work are extra. See our Ontario cost guide.

3. How long does construction take?

It depends on the building size, permit timing and the scope you choose. Your quote lists what is included and the expected schedule, so you can plan the foundation and delivery around it.

4. Which insulation works best for Kingston’s weather?

Insulated metal panels or fibreglass systems with a vapour barrier are common choices near the lake, where humidity and cold can cause condensation. Insulation options are listed in your quote.

5. Do packages include foundation drawings?

Foundation drawings are prepared to match your building design and its loads. Your quote lists exactly which drawings and services are included for your project.

6. Can I expand the building later?

Yes, if you plan for it. Ask for an expandable end wall in your design so a future extension is easier to add. Your engineer designs the building with that option in mind.

7. Do you assist with local inspections?

Inspections are booked with the City through DASH, with at least 24 hours’ notice. Tower supplies the engineer-stamped drawings that inspectors check the work against, and with our erection service the building is assembled to those approved drawings.
