Return & Refund Policy

Effective Date: 2026-01-08

Tower Steel Buildings designs, engineers, and supplies custom steel building systems manufactured specifically for each customer’s project. Because our products are custom-built and engineered to order, this Return & Refund Policy reflects the nature of our work, materials, and production process.

This policy applies only to customers located in Canada and to products supplied within Canada.

1. Custom-Built Products – No General Right of Return

All steel buildings supplied by Tower Steel Buildings are custom-designed, custom-engineered, and fabricated to project-specific requirements provided or approved by the customer.

As a result:

  • Custom steel building products are not eligible for return
  • Refunds are limited and governed strictly by this policy

2. Deposits and Engineering Fees

Non-Refundable Deposit

  • Orders require a non-refundable deposit
  • This deposit covers, but is not limited to:
    • Engineering and structural design
    • Preparation of drawings
    • Project planning and scheduling
    • Allocation of materials and production capacity

Once any engineering work, detailing, or production preparation begins, the deposit is earned and non-refundable, regardless of whether fabrication has commenced.

3. Order Cancellations

Cancellation Before Fabrication Begins

If an order is cancelled before fabrication starts:

  • Payments made beyond the non-refundable deposit may be refunded
  • Refunds may be reduced by any costs already incurred
  • Refunds are processed using the original payment method

Administrative and processing fees may apply.

Cancellation After Fabrication Begins

Once fabrication begins:

  • Materials are committed and manufacturing is underway
  • The order cannot be cancelled
  • No refunds are available, including deposits and progress payments

This applies even if fabrication is partially complete.

4. Quotes, Drawings, and Approvals

  • Quotes and drawings are prepared based on customer-provided information and approvals
  • Once drawings are approved, the customer accepts responsibility for specifications, dimensions, and scope
  • Approved drawings are non-refundable

Changes requested after approval may result in additional costs and timeline adjustments.

5. Fabrication Timelines

Fabrication timelines are estimates only and depend on:

  • Building size and complexity
  • Engineering requirements
  • Production capacity
  • Seasonal demand and supply chain conditions

Delays due to manufacturing load, material availability, weather, or events beyond reasonable control do not entitle the customer to refunds.

6. Delivery, Acceptance, and Storage

  • Delivery dates are confirmed in advance
  • The customer must ensure site readiness and availability to receive the shipment
  • Failure to accept delivery may result in:
    • Storage fees
    • Re-delivery fees
    • Additional handling charges

Tower Steel Buildings is not responsible for costs resulting from missed or refused deliveries.

7. Damaged or Defective Components

We perform quality inspections prior to shipment. However, in the event of damage or defects:

  • All shipments must be inspected upon delivery
  • Issues must be reported within 7 days of delivery
  • Claims must include:
    • Written description
    • Clear photographic evidence

If verified, Tower Steel Buildings will, at its discretion:

  • Repair the affected components, or
  • Replace the affected components

Refunds are not issued where repair or replacement is possible.

Failure to report issues within the required timeframe constitutes acceptance of the goods.

8. Modifications and Scope Changes

Before Fabrication

  • Changes may be permitted prior to fabrication
  • Pricing, engineering, and timelines may be revised
  • Written approval is required

After Fabrication Begins

  • Modifications are limited
  • Approved changes may require:
    • Re-engineering
    • Additional materials
    • Production rescheduling

All additional costs must be approved before work proceeds.

9. Non-Refundable and Non-Returnable Items

The following are strictly non-refundable and non-returnable:

  • Custom-fabricated steel components
  • Engineered drawings and calculations
  • Fabricated materials
  • Special-order items
  • Products manufactured to approved specifications

10. Chargebacks and Payment Disputes

Initiating a chargeback or payment dispute does not override this Return & Refund Policy.

Tower Steel Buildings reserves the right to:

  • Provide documentation, approvals, and records to payment processors
  • Recover costs incurred due to unjustified disputes
  • Suspend project work during dispute resolution

11. Limitation of Refund Liability

To the fullest extent permitted under Canadian law:

  • Refunds, where applicable, are limited to amounts expressly stated in this policy
  • No compensation is provided for indirect, consequential, or project delay costs
